Not necessarily, but time matters. A sale has to close before the foreclosure sale, and the attorney needs time for the title work and the lender's payoff. Call as soon as you can; the earlier we talk, the more options you have.
No. We buy rental property with tenants in place, including tenants who are behind on rent or who will not cooperate with showings.
